Dear {Recipient},
It has come to my attention that you have been subletting one of the rooms at {property} without proper clearance and authorization from this office. Subletting any part of the property you lease is illegal, as stated in {section} of the contract you signed on {date}.
Subletting is defined as any tenant renting space on the property to an unauthorized occupant for any amount of money or time. This includes subletting for summer vacation, travel, and vacation rental (Airbnb, HomeAway, etc.) purposes. All subletting requests must go through me or will be considered a direct violation of your contract, resulting in eviction.
You have until {date} to remove the subletter(s) and submit to an inspection of the property. You are liable for any damages subletters may have caused. Otherwise, eviction procedures will begin and you will have until {date} to remove your person and property from the premises.
